Tierra Oaks Golf Course has custom homes around it, yet they are rarely if ever hit by golf balls. The homes are on estate sized lots ranging up to 2 acres in size with most in the 1 acre range. The homes are a mix of existing custom homes built since 1993 and still available vacant lots for sale. Overall the homes are exceptionally nice and approximately 80 are built to date. With that amount of inventory they come up for sale on a regular basis. This is arguably the nicest neighborhood in Redding, it is gated and has some very specific CC&R's to help maintain the values over the long term.
An interesting quirk to this area is that there are actually two Tierra Oaks neighborhoods. The original portion of Tierra Oaks was to be attached to the the future development of the golf course yet that was not done, this section is accessed nearby and some homes have views of the Golf Course. They are on lots in the 3 acre range and most lots have homes on them. It has a more country feel to it than the attached portion called.

awaiting favorable market conditions encompassoing this area is called Tierra Knolls. It's in the works, yet still years from being ready.
